Over a span of four years, JoAnna Hicks and Kevin Kuppe repositioned a historic warehouse building in the North Loop neighborhood of Minneapolis, bringing the building from 25% leased to 100% leased through thoughtful renovations and strong leasing efforts. One of the first strategies implemented was a redesign of the hallways to maximize rentable square footage and add windows throughout the building to convert storage spaces to office and retail space. Element also assisted the owner in converting gross leases to net leases. Element continues to work with the building owner to provide asset management services including leasing strategy, budgeting, lease management, common area maintenance reconciliations, and capital planning. The work completed on behalf of the owner has increased the value of the building by a multiple of more than fifty over the five-year period.
