The Warehouse District’s resurgence is real, and First Avenue’s energy is more vibrant than ever thanks to some exciting new additions. Element is thrilled to congratulate our tenant advisory client, Shinebox, on their impressive new space at 401 N 1st Ave! Shinebox’s move is much more than a relocation—it’s a new chapter that celebrates their recent achievement of B-Corp status and sets the stage for even more impact in the creative and community-driven work they do.

This beautifully designed space embodies Shinebox’s values and adds even more momentum to First Avenue's growth. Their arrival is a significant contribution to the area’s creative pulse, bringing fresh, purpose-driven energy to the district. Working with Shinebox through this journey has been inspiring, and we couldn’t be prouder to support a company that truly values its community and clients.

Shinebox isn’t the only gem we’ve brought to the Warehouse District. Earlier this year, Element also helped building owners at 323 First Ave secure Hermine, a new vintage boutique, open just across the street earlier this summer. Run by Lilly Alexander and Willy Schwartz, Hermine reflects a unique passion for vintage, offering carefully selected pieces crafted from natural materials like cotton, linen, and wool from the ‘80s to the early 2000s. Hermine is bringing a one-of-a-kind shopping experience to the area and is a must-visit for those seeking style with a story.

With these two new tenants, Element is proud to play a part in the Warehouse District’s revitalization.
