The Line Up

The Line Up is a clothing company based in Minnesota that specializes in creating custom dance team uniforms and apparel. Founded in 1989 initially as a side project by creative director Deb Erickson, the company has grown to become a major player in the dance apparel industry, serving dance teams and studios across the United States and beyond. The Line Up focuses on creating high-quality, custom-designed dance apparel that meets the unique needs and preferences of each individual team. Whether it's a full team uniform, warm-up gear, or performance wear, the company's experienced design team works closely with clients to create a look that's both functional and stylish.

With their lease up at their Eden Prairie headquarters, The Line Up attempted to renew in the midst of rapidly rising rents in a competitive market. After performing a market analysis, Element's Ian McRoberts was able to work with the client and the landlord to negotiate a rate that was more aligned with the market and usage of the space. Element successfully secured more financially-secure terms and additional flexibility within the lease structure to provide future growth for the business.

The deal was not without hiccups. As the lease was ready to be signed, the main HVAC broke. Typically, this becomes a tenant cost; however, due to the timing, Element negotiated with the landlord and The Line Up only paid for ⅓ of the cost. This helped save the client $20,000. At Element, we’re able to deal with the unexpected and help negotiate to the benefit of the tenant.

In addition to dance teams, The Line Up also creates apparel for other performance groups, including figure skaters, cheerleaders, and gymnasts.
