New France Wine Company (NFWC) was co-located with a partner wine distribution company, but the shared warehouse was becoming too small for both companies. New France Wine was looking for approximately 15,000-18,000 square feet of warehouse space along with 1,200 square feet of administrative office space. Key requirements a central location to simplify delivery management; high pile storage and air tempered warehouse space to maintain a max temperature of 68 degrees. All to be located, negotiated, construction completed and occupied within a tight timeline.
Element reviewed both lease and sale options that were within NFWC parameters, presenting 24 potential location options and eventually touring eight locations over multiple days. Based on the tours, NFWC requested proposals from landlords on four options and analyzed those based on total cost to the tenant. Element also assisted with lease negotiations, space planning, vetting contractors, and providing construction project management. The final space met all New France Wine Company’s requirements and they were operational within seven months of their first connection with Element.
