Bolster, a dynamic branding agency, approached Element to help secure a creative and long-term home. Their goal was to find a location in an emerging neighborhood. They were interested in purchasing and renovating a building. Element scoured adaptive reuse opportunities in emerging, walkable neighborhoods. Soon, a purchase agreement was secured for a property that met their requirements. In order for them to secure an SBA loan, Element worked with Bolster’s leadership team in completing an environmental investigation, architectural drawing, and construction pricing.
However, during the due diligence period, Bolster sold a portion of their business altering their size requirements. Element pivoted on the change and found Bolster an existing building in the transitioning mid-industrial neighborhood of Northeast Minneapolis. This space provided the firm with prominent retail frontage and the ability to transform the space to reflect their brand. Working on a tight schedule, Element assisted Bolster’s team by effectively negotiating new lease terms that included a significant amount of landlord and tenant work.
